Landlords Fees

Letting service 10% of rent (12% inc vat) charged annually upfront*

To Include:

  • A free valuation of your property 
  • Advice on preparing the property for let to potentially increasing its value
  • Marketing of property including property details, photography and floorplan
  • Erect a ‘To Let’ board
  • List on our website and property portals
  • Obtain Tenant ID and carry out Right to Rent checks
  • Accompanied viewings
  • Reference tenants and provide a reference report
  • Draw up contracts and negotiate any individual terms
  • Ensure all safety certificates are in place prior to occupancy
  • Arrange compilation of a professional inventory/statement of condition by an external
  • company (cost applies, dependant on size of the property)
  • Arrange inventory check-in appointments
  • Collect tenants deposit and first month’s rent
  • Register the tenant’s deposit with the My Deposits Scheme (Subject to fee of £30 inc Vat)
  • Advise on Non-Resident tax status
  • Deduct any pre tenancy invoices
  • Negotiate annual contract renewals and issue contract addendums
  • Serve Legal notices to bring tenancies to an end

Letting and rent collection service 12% of rent (14% inc vat) paid monthly*
In addition to the Letting service:

  • Collect monthly rental received
  • Arrange renewal of safety certificates (Subject to fee of £30 inc Vat)
  • Issue statements for tax purposes
  • Chase rent arrears and advise on courses of action

Fully managed service 15% of rent (18% inc vat) paid monthly*
In addition to the Lettings and rent collection service:

  • Arrange repairs and contractor visits
  • Carry out regular property visits per year and provide a written report
  • Act as key holder for duration of tenancy
  • Pay bills on behalf of owner and account within monthly statement
  • Arrange transfer of utilities at beginning and end of tenancy
  • Act as a point of contact for tenants during tenancy
  • Arrange check out of tenants at the end of the lease and agree the costs of any losses, damages or cleaning to be deducted from the deposit
  • Repayment of the deposit after making agreed deductions through the My Deposits scheme

Additional Charges

  • Preparation of Tenancy Agreement – £180 inc Vat
  • Energy Performance Certificate - £90 inc Vat
  • Inventory creation and Check outs, cost dependant on size of property each from £95 inc Vat
  • Tenants Check in - £108 inc VAT
  • *all lets of less than six months are subject to an additional fee of 5% inc Vat
  • Gas Safety Certificate – cost dependant on number of appliances from £84 inc Vat
  • Oversight of Major works or insurance claims – 10% of final bill
  • Extra Property visit - £60 inc Vat

Client Money Protection is a legal requirement for all letting agents who deal with client money from 1st April 2019. Under current legislation, the Consumer Rights Act 2015 made it a legal requirement for every lettings agent in England to display whether or not they are a member of a Client Money Protection scheme.
